Design Build Process

1 Meet with Builder and designer and in plain language work out a design brief based on budget and wish list
2 Designer and builder will present design concept and estimated build costs
3 Once your happy with this we can then proceed to full pricing plans and start the selection process
4 Contract price submitted and contract is signed
5 Consent plans and final selections are signed off
6 Consent plans are submitted to council
7 Construction starts

 

Who manages my build and who are my contacts?

Once your build starts Carl will hand over the project to one of our Project Managers who will manage your build until move in day, They can be contacted for any day to day site issues. If you have any questions in relation to the contracts, selections or any of site issues then Carl will be your point of contact.

 

How long from paying my deposit does it take for my plans to go to council?

It will take us between 4 – 6 weeks to complete the file checks, the drawings and the application paperwork.

 

How long will it take to build my house?

These time frames are estimates and can only be used as a guideline. It can vary depending on several factors.

Up to 6 weeks for design and pricing
7 – 8 weeks for the building consent
Up to 4 weeks from the permit uplift or from buildable project to the start of construction
6 – 9 month for the initial build
Up to 3 weeks for the Code of Compliance.
Add up to 4 additional weeks if your home is in any part of the above process during Christmas

 

What is involved in a full set of plans for permit?

The councils require a considerable amount of information and each council has a different “Application for consent to build form” which can be several pages long. We submit 30 to 40 pages of drawings making up the plans, a booklet containing all the specifications, and Technical information as required, such as bracing schedules, truss layouts, a building matrix, your title, soil tests or engineering reports or resource consent if applicable.

 

Can I make any more changes to my plans?

It is possible but there are several things you need to be aware of. With the many changes to the building industry in the last year, councils are now taking more responsibility to ensure what is submitted is what is built. Every change from now on, even changing a window or moving a door, but especially anything structural will require an updated plan being sent to the council. This may involve an additional council fee and we may also need to amend any orders we have placed with our suppliers which could result in a cost to you.

 

Can I go on site during construction?

You do have reasonable access to the site, but we cannot stress enough the importance of site safety and the Health & Safety legislation. Due care must always be taken and if work is being done on site you must check with an appropriate site manager before entering. If no-one is on site we would not advise entering as caution should always be taken on a building site. Children should never in any circumstances be allowed to wander around on their own, be left unattended or tamper with any part of the building or materials on site. We know it is your home and understand the excitement of seeing your new home grows and develop and can understand you wanting to visit it regularly.

 

What other costs might I incur during the process?

Council consent fees can vary from time to time.
The local council may request a soil test or a resource consent
Complying with any soil test investigation requirement
Out of level sites may incur additional material and labour costs.
Additional designer fees
Any changes you wish to make from now on will need to be signed for on a “Variation Request” and will normally incur costs.
All variations occur an administration cost of $150.00 plus gst
If you decide to remove the PC sums out of the contract there will be no credit of any margin as we still incur administration cost

 

Why does a Code of Compliance take so long?

Recent legislation has incorporated new guidelines which allow the local councils up to 20 working days to inspect and issue a Code of Compliance. This is unfortunately out of our control and may mean your home is sitting completed, as we are not allowed to hand over a house without Code of Compliance. Your bank may also require Code of Compliance before handing over the final payment.

 

PC Sums and Allowances

Bathroom Fittings

Within the contract we allow a sum for all of your bathroom fittings these included:

Bath
Toilets
Tap ware
Showers
Vanities

You will be sent to our bathroom supplier who will already have your plans and sums to work with, If your selections go over the sum allowed then you will be charged for the difference plus a margin of 10%, this is because you are getting our buying power

Electrical/Heating

Within the contract we allow a sum for all of your electrical/heating needs these include:

Light fittings
Wiring
Labour

You will be sent to our electrical supplier who will already have your plans and sums to work with, If your selections go over the sum allowed then you will be charged for the difference plus a margin of 10%, this is because you are getting our buying power

Interior Design

We send you off to meet with our interior designers at Mckenzie and Willis, at this appointment you will be making decisions about:

Interior Colours
Exterior Colours
Kitchen Colours
Floor selections

Interior colours – you will have the choice of Dulux white base paints and 2 feature walls if required, if you require wall paper we can give you a contact we use for supply and install but we do not get involved in arranging wall paper.

Floor selections – depending on what is in your specifications you will choose your tiles and if any timber flooring. Your carpets are treated as content and as such we will need to get approval from your insurance company before we order this (if you are a rebuild).

We allow you to send a total of 3 hours with the interior designer, any additional time will be charged to you.

Kitchen Design

Within the contract we allow a sum for all of your Kitchen and Joinery fittings these included:

Kitchen joinery
General Joinery
Laundry

You will be sent to our Kitchen supplier who will already have your plans and sums to work with, If your selections go over the sum allowed then you will be charged for the difference plus a margin of 10%, this is because you are getting our buying power.
